New data from Zoopla has unveiled the top cities in the UK where single individuals can find affordable housing, with one city boasting an average monthly mortgage cost as low as £408.
Sunderland emerges as the most budget-friendly city in England, where the average monthly mortgage payments represent 17% of the typical monthly income.
The average price for a one or two-bedroom home in Sunderland stands at £106,700, aligning with a single person’s average income of £28,600.
In the London region, Zoopla identifies Havering as the most cost-effective borough, with an average price of £305,200 for a one or two-bedroom property, equivalent to around 7.3 times the average earnings of £41,600 for a single buyer.
Moving to Scotland, Aberdeen is highlighted as the most affordable spot for single buyers, with average monthly mortgage payments totaling £438, based on an average property value of £114,700.

Swansea emerges as the most economical location in Wales, where the average property price is £149,000, accompanied by typical monthly mortgage payments of £569.
Zoopla explains that purchasing a home as a single person presents challenges, mainly because lenders evaluate affordability based on a single income rather than dual incomes.
The property platform conducted an analysis focusing on prices of smaller one or two-bedroom homes and compared them with the average incomes of single earners.
Furthermore, Zoopla notes that single buyers account for approximately 39% of first-time property purchases.
According to Richard Donnell, executive director at Zoopla, “Acquiring a home may seem unattainable for many single individuals who rely solely on one income to cover mortgage and other homeownership expenses.
“With increasing incomes and reduced mortgage rates, owning a property independently is becoming more feasible.
