After receiving my second Section 21 No-Fault Eviction Notice within two years, it was quite unexpected. Just a few weeks earlier, our landlord had mentioned a desire to raise the rent for my partner and me, citing market rates and the need to align our rent with them. Despite our efforts to negotiate after pointing out discrepancies in our rent compared to a recently let house nearby, our landlord remained unresponsive for over a month before serving us the notice, stating his intention to reclaim the property as his primary residence.

This situation felt all too familiar, echoing a similar experience back in 2024 when my partner and I first moved into our duplex flat in South Manchester. The excitement of our new home quickly faded as we discovered a severe mold issue that contaminated our belongings. Despite our attempts to address the problem, it persisted, and to our dismay, we were served another Section 21 notice, this time under the pretense of selling the property.

This pattern of events seemed suspicious, but unfortunately, we had limited recourse in both instances. The current lack of transparency in landlord-tenant relationships highlights the vulnerability tenants face, even when they have been responsible tenants.

However, there is hope on the horizon with the impending implementation of the Renters’ Rights Act on May 1, 2026. This legislation aims to end no-fault evictions and introduce stricter guidelines for landlords. Under the Act, rent increases will be regulated, tenants will have more rights to challenge unfair practices, and discriminatory practices will be prohibited.

The introduction of the Renters’ Rights Act has been met with mixed reactions, with some landlords expressing support for increased regulations to ensure a fair balance between tenants’ rights and landlords’ interests. While the Act may not directly impact our situation, it represents a step towards a more equitable rental market for all parties involved.

As we navigate the complexities of the rental market, seeking support from organizations like Shelter has become crucial. However, the overwhelming demand for assistance underscores the widespread challenges tenants face in today’s housing landscape. With the impending changes brought by the Renters’ Rights Act, there is optimism for a more transparent and fair rental system that prioritizes the well-being of tenants and landlords alike.
