“February Tops as Best Month to List Homes for Sale”

In a recent study by Rightmove, it was found that February is the optimal month to list your home for sale. Analysis of house sales data revealed that 68.9% of properties listed in February successfully found buyers. Following closely behind were January and March, both with a success rate of 68.8%. April and May ranked in third and fourth place with 68.7% and 67.7%, respectively.

On the flip side, October had the lowest success rate at 65.4%, though a significant portion of homes listed during this month still managed to be sold. On average, it takes about seven months to secure a buyer for a property and complete the transaction.

The analysis conducted by Rightmove spanned properties listed for sale from 2014 to 2024, excluding 2020 due to the impact of the pandemic. The year 2025 was also omitted to accommodate properties listed later in the year still awaiting buyers.

According to Colleen Babcock, Rightmove’s property expert, February stands out as the prime month for selling homes, followed by the active Spring season for property transactions. Steve Reed, the Housing Secretary, emphasized the importance of streamlining the buying and selling process to minimize stress and ensure smoother transactions.

John Baybut, Managing Director at Berkeley Shaw Real Estate in Liverpool, highlighted the current robust conditions in the UK property market, attributing strength to declining interest rates. Mike Sharman, Group Managing Director at Sharman Quinney, noted the influx of new property listings in February and March, urging serious buyers to be prepared with financing in place.
